Where Pahrump got its name.

Pahrump’s name was derived from “Pah” and
“Rimpi” , which means, in Paiute,  water and rock. This was their description of Pahrump as the place for springs or flowing waters emerging from rock.

This was and it is still so, because reports show that Pahrump Valley sits above a huge aquifer of approximately 22 million acre-feet of water.

Water is essential for life. Pahrump has abundance of it.

PAHRUMP, NEVADA - A BOOMTOWN!

(Featured in articles from The Wall Street Journal, June 3, 2004 issue and the Metropolitan Institute at Virginia Tech Census Notes, May 2004)
welcomePahrump is not urban, neither is it rural. It’s not a suburb, it’s not an exurb, not exactly an agurb, not even a technoburb. It’s not a metropolitan, but is definitely a boomtown!

Pahrump, including 566 other areas in the country, is now categorized as a micropolitan area. As the USDA-ERS defines it, “micro areas embody a widely-shared residential preference for a small-town lifestyle- the ideal compromise between large urban and completely rural settings”. These are functioning and thriving communities without dependence on any metropolitan area.

Pahrump is the second, if not the fastest growing micropolis in the country today. Having gained an 82.7% growth between 1990 and 2000, it is just one-tenth of a percent shy of pace-setting Silverthorne’s (CO) 82.8%.

LAND INVESTMENT, REAL-ESTATE DEVELOPMENT IN PAHRUMP

dev-1
M
any successful investors agree that, of all great investment, land is one of the best. It does not depreciate in value and increase one’s tax burden. It could be a hedge against capital loss and even inflation. There are no complicated ideas an investor needs to understand. According to Robert Abalos, a practicing real estate lawyer and  the author of Investing in Land Home Study Course,   you don’t have to be a genius to be successful land investor. All you need is “a great imagination to see vacant land and picture what someone could do with it, much like looking at a blank canvass and dreaming of all the brilliant paintings that can be drawn there”.

Pahrump has become a boomtown, a micropolitan, the second fastest growing town in the whole country because of land investment and real estate development. Development goes to where land is cheaper and within commuting distance to centers of population. Pahrump’s ideal location and cheaper land prices are the major factors which have made it for what is today. It is less than 60 miles, and less than an hour away from Las Vegas. Pahrump offers the best of two worlds:  fresh air, lesser traffic hassles, life in a rural setting atmosphere with the appurtenances of modern day living, and the proximity of a great world destination.

THE  STRONG JOB MARKET IN LAS VEGAS

The strong job market in Las Vegas and the no state income tax in Nevada have been  attracting an steady increase of people who wants to work and live in this part of the country. Consequently, the demand for homes and land to build homes in, has tremendously increase. This has been the main factor that has brought outrageous prices for homes and land in Las Vegas in recent years and it will the factor that will push prices without let-up, today and in the years to come.

With less supply and relatively high prices, a great many people working in the city, have turned their sights to a nearby town, Pahrump. Some invested in land and build their houses on them, while many invested in land for future use or for resale. For a great many of them, they concurred that their investment in Pahrump have been on a “win-win” situation.

GROWTH MEANS INCREASING NEED

growth-1

The signs of growth of micropolitan Pahrump is apparent all over the town. In December of last year, Mountain View, the fifth casino in town has re-opened; the new branch office of Wells Fargo Bank has started operation, Skate Zone- serving healthy fun for the young  and “young-at-heart” has opened. The construction of the hospital has started and is steadily moving on. Opening target is February, 2006. A convention facility, near Wulfy’s restaurant is almost finished. The bowling complex at the Pahrump Nugget is now open and soon, the theatre complex will follow.

Growth means increasing need. The need for more land, more residences, more commercial establishments, among many others. There is therefore no better time to invest in Pahrump real estate than the present time. Doing so would be a “walk on the wise side”.
